Discover how 110 water damage incidents have been prevented thanks to the Sedna system, designed to protect single-family homes and condominium buildings against water damage. During this interview, Mr. Lachance, owner of one of the 90 units of a building equipped with Sedna, shares his experience and explains how he has saved a significant amount of money since the installation 4 years ago.

What led you to install the Sedna Mesh system in your building?

Mr. Lachance: I acquired my condo in Quebec in 2019 and immediately joined the building’s board upon my arrival. Noticing that there had been 9 significant water damage incidents in recent years, including one in particular that cost the condo owners nearly $200,000, I was motivated to find solutions to prevent this from happening again. After discussion, the board decided to install a water damage protection system. We met with several companies to gather information on the benefits of each system, and ultimately, the Sedna system seemed to best meet our needs. We also had the opportunity to meet with a sales representative who answered our questions and was an excellent facilitator for this project.

How did the installation go?

Mr. Lachance: The fact that we had the option to choose our professionals for the installation was an advantage for us. We wanted to be involved since we have some construction and building management expertise, even if we knew it would mean more work for us. Few companies offer this flexibility. Most require you to go through one of their partners for the installation, which can be ideal for some people. It allowed us to save some money on installation costs.

We also had particular expectations on where we wanted to install the leak detectors. For example, we drilled a hole in the shelf under the kitchen sink and placed a leak detector directly on the concrete floor instead of installing it on the shelf. Based on our experience, this location has been very effective as it helped us prevent many water damage incidents. (1)

How was your experience with the Sinopé Smart Systems management platform?

Mr. Lachance: We are more than satisfied with Sedna and its management platform. We have prevented 110 potential water damage incidents across our 90 units in 4 years. Without this system, we would have had to deal with all those incidents, which can quickly become time-consuming and very costly.

It is a highly effective and easy-to-use system. When a potential water damage threat occurs, administrators receive an alert via the app that precisely indicates the location of the leak, such as the bath, sink, or dishwasher in a specific unit. This convenient feature ensures that water entry is automatically shut off to stop the leak and prevent it from causing damage to the building.

Another interesting aspect is that the system helps us raise awareness among property owners about the importance of replacing equipment when necessary. For example, if an old washing machine is the source of multiple leaks, it is a good indicator that it should be replaced to ensure safety.

Have you received any discounts from your insurer?

Mr. Lachance: Yes! We suggested that each condominium owner contact their insurance company to inform them about acquiring the protection system in their building and about the PREVCAN certification. This had a positive impact on each of the owners’ coverage. Additionally, we negotiated a renewal of our coverage for the building and secured a significant reduction in premiums and annual costs. We expect to get another discount for the coming year since we have had no water damage.
